Troy Nelson is our Licenced Real Estate agent, and he REALLY knows real estate.

Troy has been an integral part of the Lowe Design & Build team for five years, but his real estate experience reaches back much further than that. When asked what characterises the typical Lowe Design & Build buyer, Troy uses the analogy of someone in the market for a new car.

Traditionally our buyers aren’t entering the market for the first time. Generally, they have equity and experience behind them.

For our discerning clients, the residential version of that perfect custom vehicle is a home that boasts the perfect location, the perfect orientation, the perfect floorplan and all the features and fittings they seek. They won’t settle for 80% of their ‘boxes being ticked.’ Only 100% will do. This group has done their research and know exactly what they want.

Buyer profile

Troy explains there are generally three kinds of buyers:

  • Upsizers
  • Downsizers
  • Lateral movers

Upsizers

Seeking more space to expand to accommodate a growing household, upsizers will generally spend 50% more on their next home than their current property. Often the opportunity to move to the desirable neighbourhoods and attractive lifestyle offerings of Bayside and Kingston are a major driver for these movers.

Downsizers

Downsizers are ready to scale back on home maintenance and may not need the space they once did while their kids were still at home. They may not want to be tied to the tyranny of a large garden anymore. However, they still have a lot of living to do!

Downsizers will traditionally spend around 2/3 of the value of their current property on their next one, allocating the rest to fund their retirement, to travel or pursue other projects. The opportunity to access a substantial portion of this equity is attractive to them.

The downsizers’ next home must offer flexibility and space for visitors, special occasions and perhaps grandchildren, while providing a perfectly balanced space for their everyday needs.

Lateral movers

For lateral movers, moving is driven by lifestyle rather than financial considerations. Like upsizers, they are usually drawn by the undeniable appeal of living in the neighbourhoods of Bayside and Kingston.

Opportunities to be in the catchment area for some of Melbourne’s best schools, to be closer to family or simply to embrace the beachside lifestyle may prompt their move. They will seek a property of similar value to their current one.
