Providing a safe & healthy environment

  • We are all responsible for providing a healthy environment in chambers so if you feel unwell please consider staying home.
  • Hand sanitiser stations available across all buildings.
  • Full cleaning schedule across all buildings including in chambers and common areas.
  • Although no longer legislated, we have continued additional (AM/PM) touch point cleaning in all foyers, lifts and common areas on all floors (including kitchens and bathrooms).

Our cleaning contractor uses Nanocyn in all touch point cleaning:

  • Nanocyn is chemical free sanitiser as certified by the TGA to kill viruses and bacteria within 30 seconds and COVID-19 within 15 seconds.

Healthy Building Improvements

As part of our continued focus of compliance and investing in healthy building improvements we have completed several upgrades in BCL owned buildings and continue to work with the building manager of leased buildings to provide a healthy working environment.

Air Filtration & Quality Monitoring

We continue to review and work with both our contractor Grosvenor Engineering Group and building managers (who have referred to their own advisors) to provide compliant healthy building upgrade advice including:

Air Filtration System Upgrade

What has been upgraded?

We upgraded the existing return air filter banks from the current 40-45% average efficiency to 90-95% average efficiency.

Do the air filtration filters meet minimum requirements?

All air filtration filters meet or exceed the WBS (Well Building Standards) minimum requirement for filtration of outside air (F7/MERV 13) and the (NAFA) National Air Filtration Association efficiency class filters in commercial buildings.

What about BCL leased properties?

We are working with the building managers for leased properties (under advice from their advisors) to ensure air filtration systems meet or exceed the WBS (Well Building Standards) minimum requirement for filtration.

What is the benefit to occupants?

These more efficient filters provide better protection against virus survival conditions which are temperature and humidity dependent in chambers on our floors in our buildings.

Air quality monitoring system in BCL owned buildings

What is an air quality monitoring system?

The EP5000 is a ModBus (connected to the Building Management System) indoor air quality probe. Click here for more information.

Where will it be installed?

These are installed in the ceiling at the entrance of each floor.

What is the benefit to occupants?

The indoor air quality probe allows ongoing monitoring of air quality and we will use this information to rectify the air flow in real time.

  • Air conditioning system does not have filters, however the BMS (Building Management System) enables changes to the air mix intake together with the ability to open windows.
  • The amount of outside air introduced can be adjusted in real time to provide greater volumes than the minimum standard.

  • CO2 sensors are fitted on each floor to ensure maximum outside air is supplied.
  • Grade F7 (national minimum standard) filters installed as advised by Knight Frank (building manager).
  • The amount of outside air introduced can be adjusted in real time to provide greater volumes than the minimum standard.

LED Lighting

What is being upgraded?

All existing lights have been upgraded to LEDs in Owen Dixon Chambers East and Douglas Menziers Chambers with work to commence in Owen Dixon Chambers West late October 2022.

Why are we doing this?
  • LED lighting is highly energy efficient, with the lighting selected for each building being VEECs accredited (Victorian energy efficiency certificates) and designed to cast the perfect amount of light (4000k warm white) for office environments.
  • Visually more appealing with a soft warm light that has scientifically improved health benefits.
  • Environmental benefits including less power consumption per unit (lumen) of light emitted and lower carbon omissions due to a longer life span.
  • Longer lasting (up to 7 years) without the need to replace and removing the need for ongoing maintenance for existing aged, flickering dull or damaged lights.
