Affordable Housing
Affordable Housing is available to households on a low to moderate income who may not be eligible for social housing or be able to afford to rent or buy in the private market.
Affordable Housing properties are managed by Community Housing Providers across NSW and each provider has their own rent setting policy. However generally speaking, rents are set between 20% – 35% below the market rent.
The general eligibility criteria for Affordable Housing is:
- Be 18 years of age
- Be a citizen or permanent resident of Australia
- Be a current resident of NSW
- Meet the gross income threshold based on your household detailed in the NSW Affordable Housing Guidelines.
Each Affordable Housing program may also have additional eligibility criteria around locational need and maximum lease terms. This can be discussed with your housing provider.

Waverley affordable housing
On behalf of Waverley Council, Bridge Housing manages an affordable housing program to support the Waverley community access safe, affordable and suitable housing.
Waverley Affordable Housing Program: Subsidised rent of 25% - 35% below market rent targeted at low to moderate-income earners who have a connection to the Waverley Local Government Area.
Your household income must be between $69,814 - $125,000 per year ($1,342 - $2,403 per week).
Applicants must be able to demonstrate that they have lived in the Waverley LGA for at least the past three years, or have lived or worked in Waverley for five of the last 10 years.
